Greece Expecting Short-term Rental Tax Declarations Next Month

Greece’s Independent Authority for Public Revenue (AADE) announced this week that amendments made to a recent decision by the authority’s chief Giorgos Pitsilis have been approved.

More specifically, an electronic registry for property owners leasing their homes for short-term accommodation purposes via online sharing platforms has opened at on the AADE website (in Greek).

Revisions to the decision foresee:

– The deadline by which Airbnb-style hosts (defined as operators) finalize registry listings is February 28 of the year for which he/she is filing an income tax declaration.

– The deadline by which to register on the AADE’s registry for individuals posting real estate or properties for lease on a digital platform between 1 January 2018 and 30 November 2018 is 30 November 2018.

– Operators must submit cumulative short-term rental statements per property leased following the departure of the tenant by 30 November 2018.

– A short-term rental statement must be submitted by 20 December 2018 following a tenant’s departure in the period 1 November- 30 November 2018.

In the meantime, in efforts to ensure transparency, media report that travel services provider booking.com is urging its users to declare all properties being leased out for short-term accommodation.

Indicatively, according to local media reports, booking.com notifies Greece-based users who have not registered with AADE that “in order to ensure that we do not promote illegal accommodation through our website, we are required by law to display the registry numbers for the rented properties. Currently, your registry number is not on our platform and we urge you to update it before the end of November 2018”.

At the same time, Airbnb has also pledged to work with Greek authorities to ensure its users log onto the AADE registry and abide be Greek sharing economy regulations.
