Study: Attica Region Accounts for Largest Share of Airbnb Activity in Greece

The Attica region, the South Aegean, the Ionian Islands and Central Macedonia account for the largest share of short-term rental activity in Greece, according to findings presented by the Center of Planning & Economic Research (KEPE).

The study, which was released in late December 2022, examines the development of short-term rental activity in Greece over the last few years.

– the development of new technologies and trends led to an increase in short-term rental activity in Greece

– compared to hotel accommodation, short-term rentals are now at comparable levels

– before the pandemic, short-term rentals gained ground without impacting hotel activity

– key nationalities preferring Airbnb-style rentals are travelers from the EU and US

– Airbnb activity peaks in July and August which also creates a problem of seasonality compared to other EU states and to hotel accommodation

– lower prices for Airbnb-style accommodation is the main reason users prefer it, followed by location, availability of feedback/comments, facilities and features

– key concerns reported by users were ambiguity with regard to person in charge, misleading reviews, misuse of personal data and lack of trust in the supplier

– short-term rentals have evolved into a professional activity for many Greeks and foreigners who have purchased properties for this reason.

Citing Eurobarometer data, supply and use of short-term rental accommodation in Greece has seen significant growth, achieving higher rates compared to the EU average.

According to the KEPE report, the main challenges with regard to short-term rental activity in Greece include lack of clarity, complexity in paying taxes and legally providing services, unclear impact on employment and consumer issues.

It is reminded that the European Commission has presented a set of proposed rules to regulate short-term accommodation rentals in member states and help authorities ensure balanced tourism development.

Last month, the Minister of State Responsible for the Coordination of Government Work Akis Skertsos said that legislative measures to improve the framework for short-term accommodation rentals in Greece were “on their way”.
