AirDNA: More Travelers Booking Short Stays in Greece in September

Demand for short-term tourist rentals in the July-September period is growing marking an 18 percent rise over a year ago and reflecting a shifting trend to off season travel.

According to data released this week by analytics experts AirDNA, the same trend is evident in other European destinations with bookings for July and August also up by 18 percent year on year.

Findings also show an increased demand for short stays in September and October.

Greece is among the Top 20 countries attracting interest in the third quarter of the year (Q3). At 33 percent, demand for Poland is the highest followed by Norway (29 percent), Germany (28 percent), and the Czech Republic (27 percent).

The lowest demand is for Airbnbs in the Netherlands (15 percent), Portugal (14 percent), France (13 percent), and Ireland (13 percent) in the period under review.

AirDNA analysts attribute the shift to last summer’s heat and massive crowds, which prompted travelers to start their trips earlier this year. Indicatively, May marked a 24 percent rise in demand compared to 2023, while supply grew by 16 percent. Nightly rates reported modest growth last month with average daily rates across Europe reaching 166 euros, up by 2.2 percent year on year.

Demand is also on the rise for destinations in Eastern Europe: Kosovo (+76 percent), Albania, Bosnia-Herzegovina, and Moldova.

Meanwhile in terms of city destinations, Athens is seeing listed short stays up by 18 percent year-on-year. Warsaw, Belgrade, Naples, and Paris reported a 35 percent rise in available listings year-on-year.
