Hellinikon’s Integrated Resort Complex Receives Environmental Study Approval

A significant milestone has been achieved in the development of the Hellinikon Integrated Resort Complex (IRC) with the recent approval of its environmental study by the Greek Ministry for the Environment and Energy.

The project, located on the Athenian Riviera along the Saronic Gulf in the suburb of Hellinikon — formerly the site of Athens International Airport — will feature a range of high-end amenities.

The General Directorate of Environmental Policy at the Ministry has approved the construction plan, which includes a 5-star hotel, an international-standard casino, a conference center with a capacity for over 500 participants, and an exhibition center.

The development will also include residential components, notably a skyscraper reaching up to 200 meters in height, situated on the seafront.

The total construction area will cover 168,000 square meters, with a building-to-plot ratio of 0.69.

The environmental study details the following key features:

– A 5-star hotel with 900 rooms and 200 suites, totaling 2,920 rooms.
– A casino spanning 13,694.23 square meters, featuring 180 gaming tables and 1,500 slot machines.
– A conference and exhibition center covering 17,087.52 square meters.
– An amphitheater with a maximum capacity of 4,002 for athletic and cultural events, and an open-air event area accommodating up to 10,000 standing attendees.

– Restaurants and other hospitality venues totaling 8,310.24 square meters.
– Retail shops occupying 414.78 square meters.
– Office space totaling 2,336.15 square meters.
– A periodic exhibition and cultural events area of 414.78 square meters.
– Indoor parking for 1,280 vehicles.
– Outdoor parking for 1,131 vehicles, including 50 buses and 134 motorcycles.

Notably, while the skyscraper will reach up to 200 meters, the maximum height for other buildings in the area will be limited to 17.25 meters.
