American Interest in Buying Vacation Homes in Greece Soars

Interest among Americans in purchasing vacation homes in Greece is reaching new heights, according to Elxis – At Home in Greece, a real estate company specializing in the Greek holiday home market.

In a recent announcement, Elxis reported that following the U.S. elections, the number of visitors to its website in the two weeks after the election surged 10-fold compared to the same period the previous year. Additionally, website searches in November increased four times over October, and the number of registrations to view properties followed the same upward trend.

Americans also showed the highest engagement on Elxis’ social media channels in November, surpassing all other nationalities. The growing interest appears to be part of a broader trend, with many Americans seeking to invest in homes abroad, particularly in Europe, following the election results.

Elxis CEO Giorgos Gavrielidis noted that the interest from American buyers in the Greek holiday home market has been significantly stronger in 2024 than in previous years.

According to Gavrielidis, the main change since the elections is the acceleration of this trend.

“In 2024, one in eight of our clients—12.3 percent—are from the United States. We project that in 2025, Americans will become our third-largest customer group, following Germans and Dutch buyers,” he explained.

This development is especially noteworthy as American buyers tend to have larger budgets. In 2024, the average sale price for a holiday home through Elxis was 378,500 euros, but American buyers spent an average of 514,000 euros.

The surge in demand is also reflected in the broader immigration and investment sector.

International firms specializing in investment migration, such as Henley & Partners, have reported a dramatic increase in American interest in international properties, with demand surging by 400 percent in the week following the U.S. elections compared to the prior week. Many of these prospective buyers are not yet planning to relocate but are interested in securing property options abroad.

Additionally, the Greek Ministry of Immigration and Asylum revealed that 369 golden visas were issued to American citizens in October 2024, a 45.8 percent increase compared to October 2023. Americans now rank seventh among nationalities seeking Greece’s golden visa.

Elxis anticipates that this number will continue to rise, particularly as nearly 10,000 golden visa applications submitted since the summer of 2023 remain under review by Greek authorities.

With this growing demand, the real estate market in Greece appears to be positioned for continued growth, particularly from American buyers looking for both vacation homes and investment opportunities.
