The Greek hotel sector has recorded significant investment activity in the last four months, reflecting the positive momentum of tourism and Greece’s growing appeal as an investment destination. According to a report by GBR Consulting, deals exceeding 500 million euros have been concluded during the October 2024 – January 2025 period. Akti Hotels – €58M Investment on Kos In January 2025, the E-Geo Easy Living Resort, formerly known as Atlantica Holiday Village Kos, joined Akti Hotels, a group led by Nikolaos Koutras. The resort, located in Marmari, Kos, has been renamed Akti Coast Club and will undergo upgrades to become a 5-star property. Akti Coast Club features 342 rooms, 4 restaurants, 5 bars, 4 outdoor pools, and a splash park. The total investment will reach 58 million euros. This deal brings the chain’s total room count to 1,657 across four properties, including Akti Imperial on Rhodes (710 rooms), Akti Palace on Kos (189 rooms), and Akti Beach Club on Kos (416 rooms). Goldair – €12M Investment on Mykonos Mykonos Flow, Mykonos. In December 2024, Goldair, through its subsidiary Sunrise Properties, acquired the Mykonos Flow Hotel for 12 million euros, with plans for future expansion. Located on Super Paradise Beach on Mykonos, the 5-star hotel offers 21 suites with private pools, a restaurant-bar, and a wellness center with a spa and gym. HotelBrain manages the property. Premia Properties – €112.5M for Resorts on Rhodes & Crete Sunwing Makrigialos & Ocean Beach Club, Crete. Premia Properties REIC expanded its hospitality portfolio by acquiring two Sunwing Hellas resorts from Nordic Leisure Travel Group (NLTG) for 112.5 million euros in December 2024. The deal includes the Sunwing Kallithea Beach on Rhodes and Sunwing Makrigialos & Ocean Beach Club on Crete. Blackstone & HIP – €235M Investment in Athens Grand Hyatt, Athens. In November 2024, Blackstone and Hotel Investment Partners (HIP) announced the acquisition of the 5-star Grand Hyatt in Athens for 235 million euros. Shortly after, they made their first investment in Halkidiki with the purchase of the Alexander the Great beach hotel (208 rooms), operated by Mitsis Group. During the same month, HIP also acquired the Sunprime Miramare Beach Hotel (174 rooms) on Rhodes, bringing their Greek portfolio to 10 hotels across Crete, Corfu, Zakynthos, Halkidiki, and Athens, with a total room count of 2,639. Karatzis Group – €80M Investment on Crete Knossos Royal, Crete. In October 2024, Karatzis Group acquired the Aldemar Knossos Royal in Hersonissos, Crete, for 80 million euros. Renovations are planned for completion by 2026. Karatzis Group’s Nana Hotels portfolio now includes the Nana Golden Beach (500 rooms), the Nana Princess (107 rooms) and the Knossos Royal (413 rooms), bringing the group’s total room count to 1,020. George Procopiou – €150M Stake in Apollo Investment Holdco In October 2024, Greek shipowner George Prokopiou acquired a 33.75 percent stake in Apollo Investment Holdco S.A. for approximately 150 million euros. Apollo Investment owns the luxury Four Seasons Astir Palace (303 rooms) on the Athenian Riviera.
