According to POMIDA, the regulations appear to be influenced by “lobbying” from the hotel industry. The draft law, currently under public consultation, introduces several measures, including mandatory insurance for all short-term rental properties, safety protocols, and an increase in the climate resilience fee. While the federation does not oppose insurance or safety measures, it warns that the combination of increased taxes and regulations could lead to higher rental prices. This, in turn, may reduce tax revenues and drive short-term rental properties out of the market, according to the federation. The federation drew comparisons to similar measures in Barcelona, which failed to resolve housing shortages, as short-term rentals were not the primary cause. Greek property owners urge the tourism ministry to reconsider the proposals, suggesting they could lead to an economic “dead end” for the short-term rental market. I am talking about owners who chooses to do short term rental. Maybe part of this negotiation would be that if an owner has more than a certain number of properties they would only be able to offer to a short term rental X amount. I am an owner of properties but i choose to do long term rentals for all my 4 properties. I live from this money, but i face a situation with tenants that stop paying the rent and i have to spent 3 times more to hire a lawyer to take that person out of the property, spend money in fixing and renting again. At times i think it would be easier for me to have short rentals. What i am trying to say is that some property owners are greedy and others like me who are not end up being financially affected in a bad way for choosing to rent to long term people! Against the greed of property owners who favour high profit touristical letting over affordable accomodation service for normal inhabitants? Who can not afford renting a home anymore? (Of course the hotel industry would be a beneficiary, too…) I hope there will be soon the “dead end” of the selling off in European touristic locations.
